December 8, 2006
Thomas Paschke
City Planner
Roseville Community Development
2660 Civic Center Drive
Roseville, MN 55113
Dear Mr. Paschke,
i
Thank your for taking the time to review my proposal for the attached garage with sunroom,
located at 1311 Ryan Avenue. As I mentioned in our conversation the existing garage
was built in the 1942, is to small, is very dilapidated, and doesn't accommodate today's
multi vehicle life-style. Our preference is an attached garage with sunroom, as we gain
additional needed living space, increase the value of our home, and eliminate the need
to go outdoors during inclement weather.
The proposal for an attached garage that better accommodates today's two car, one
boat, or camper life-style, would need your consideration on two variances.
First is the backyard setback of 30 feet (section 1004.016). My proposed garage
would be 12' 9" from the backyard property line. I am requesting a variance, as
it would not be possible to move it any further forward, and still be able to safely
maneuver around the house.
Second is the impervious surface (section 1004.01 A6). My proposed garage with
attached sunroom will cause the structures to exceed the 30% impervious surFace
coverage. Therefore, t am willing to construct a rain garden to that would handle
all the runoff of the new structure.
I believe I have already submitted the required plans and site map, but please let me
know if there is anything I have forgot.
Sincerely,
Jerry Ronke
1311 Ryan Aveneu West
Roseville, MN 55113
