�'�. ^ <br />Attachment C <br />3-2-2007 <br />Michelle and Christopher Grimes <br />1741 Stanbridge Avenue <br />Roseville, MN.55113 <br />651-488-2866 <br />To whom it may concern; <br />We are writing to ask for a variance to build an addition on our existing home. <br />We live in a 1950's rambler in Roseville that we purchased 3 years ago. `The home has <br />three bedrooms and one bathroom which, in itself, is a challenge for the family <br />considering that we have two children ages 11 and 15. We adore our neighbors and our <br />children are thriving in the Moundsview school system. We are close to our bank and <br />supermarket as well as our physician's office. We moved here with the intent of living <br />the rest of our lives here and specificaliy chose a rambler style home to accommodate <br />Michelle's arthritis issues in the knees, right foot, and Iower back. We wish to grow old <br />in this home. <br />We plan to move the laundry to the main floor so that Michelle will not have to <br />use the stairs if her health condition worsens. The house itself needs a new furnace and <br />duct work. We have been told by furnace experts that the current vents are too small to <br />push air to the other side of the house. The house is cold and we use space heaters full <br />time added to the furnace heat. Our son's room is only 8x 11.His closet is over the <br />basement stairs, which is also is the attic access, making it a challenge to hang his <br />clothing. We have a mold issue around the windows and the outside wall in our <br />daughter's room on the north side of the house. We tried to correct that problem last <br />summer by blowing insulation in the outside walls of the home but we are still <br />experiencing problems this winter. Our daughter has many allergies and the mold is not <br />helping her condition. <br />Structuraily the house is sound except for the north side of the house where there <br />are some large cracks in the steps and foundation over the old well room. There is some <br />seepage during the spring thaw and summer rains. We must correct the drainage and <br />foundation issues as we live near lakes and swampy areas. This problem will not go away <br />by itself. <br />As you can see, we must do several things to the home to repair the problems I <br />mentioned above. We thought that while the house was being worked on in many <br />different areas it would be a good time to add the space that will ensure our children have <br />a safe and comfortable place to call home and to bring their own children someday. <br />It is our intent to put on a 24x38 foot addition on the north side of the house to <br />accommodate our growing family while still maintaining the integrity of the 1950's style <br />home. We will put in a full basement with drain tiles to help with the water seepage, new <br />windows for our daughter's room to correct the mold problems, a new furnace and duct <br />work, insulation and roofing materia}s to help the energy efficiency of the home. <br />We realize that we may be slightly over the 30% rule but we think that we can <br />have a win win situation for us and the neighborhood by making these changes to our <br />home. <br />We appreciate your consideration of this variance request and look forward to <br />hearing from you soon <br />,��rf 1' � � �i,.�.,�.,�. � <br />i1� L �,l��Z� <br />� . <br />� . �� <br />, <br />
