--� <br />--• <br />SYSTEMS <br />SIG�1S THAT DEFINE AN IMAGE <br />January 5, 2007 <br />Roseville City Plaruling <br />Re: 1790 Lexington Ave N Monument Sign <br />Dear City of Roseville, <br />We would like to request a 2 part variance for the new proposed monument (ground <br />sign) located at 1790 Lexington Ave N. in Roseville. The reasons for this request and <br />the hardships we will explain are for the sign location and for the sign height. <br />1. The current sign codes for setback of a ground sign cause a hardship due to the <br />property lines and right of way for the road adjacent to this property. The right of way <br />is 20' from the curb to the property line. With a setback of 15' from the property line, <br />this would place the monument sign almost adjacent to the building. The overall <br />distance from the road and the proximity to trees will greatly reduce the visibility of <br />the sign. The south side of the sign would be completely covered up by a group of <br />nearby trees. <br />Our request is to place the new monument sign up against the property line. This will <br />place the sign 20' back from the road and just to the east of the current sign. <br />2. The maximum allowed height of a ground sign is 8 feet.
