UG � - Additional Repuired Information: A. A written narrative, in support of a vari�nce application, is necessa�y. This narrative should fully explain the "hai•dship" that justifes the departure fi�om the sti•ict application of the Code. The term "hardship" or "undue hardship" typically refers to physical characteristics of the property, such as shape, soil conditions, or extreme topography. Neither mere inconvenience nor reduction in value is sufficient on its own to justify a variance, and the inability to put property to its highest and best use is not considered a hardship or practical difficulty. The problem that justifies the variance must be caused by condifions beyond the control of the �pplicant. The applicant cannot create the condition that requires the variance. B. Proposed plans (l copy), including site plan, are required. In addition, a landscape plan, grading and drainage plan, and exterior building elevation drawings showing building materials may also be required if deemed necessa�y by the Community Development Department. Such plans shall be on 8'/z"x 11" or 11"x 17" paper or in PDF digital format. C. [n cases of multiple variances, the applicant may be i•equired to submit a pronertv boundary and buildin� survev. 9. The applicant must obtain a Notice of Land Use Application sign from the Community Development Department and post the sign along the street in front of the variance location.
