.. <br />-. <br />Attachment C <br />A variance is requested for the zoned single-family residen[ial propeRy located at 1828 <br />Dale Court North to decrease the front and rear-yard setback reyuirements as ou[lined in <br />the proposed site plans attached hereto. <br />The variance is needed to accommodate the natural dimensions of the property. As seen <br />on the attached land survey, the parcel is a large triangle, bordered by Dale Ct. to the <br />nor[hwest, Dale St. to the east, and the neighboring residential parcel to the south. The <br />unique shape of the lot creates a hardship to building a traditional home. Once the 30' <br />front and rear-yard setbacks are considered, Ihe buildable space is too small and irregular <br />to accommodate any traditional single-family dwelling. <br />The proposed variance seeks the following: <br />I) A decrease in the front-yard setback to allow for the construction of a two-car, <br />attached �arage that faces Dale Coint in caiformity with the neighboring homes; and <br />2) A reduction of the rear-yard setback by five feet to accommodate the construction of a <br />traditional single-family dwelling that will complement the surrounding homes and add <br />value to the neighborhood. <br />
