On <br />properties in all other zones, rto driveway shall be located within forth feet (�i0 ) of any <br />right-of-way line of a street irrtersection. Said distance shall be measured along the <br />property line fron� the corner rrght-of-way line. �703.04(B)�1J <br />4.2 Section 1018.05(C)5: Minimum Driveway Angle: The minin�um driveway angle from a <br />hvo-way street shall be sixty degrees (60°), from a one-way street it shall be thirry <br />degrees (30°).[703.04(B)SJ <br />4.3 The future land use designation for the subject property is LB-Limited Business and it <br />falls within the B2-Retail Business zoning district. <br />4.4 [n December 2006, Midwest Land Surveyors & Civil Engineers, Inc. provided City Staff <br />proposed plans for improvements to the parking lot at 2353 Rice Street (Hillsborough 1) <br />on behalf of the property owner. In addition to seal coating the entire surface of the <br />parking lot, the proposed parking lot improvements included replacing distressed <br />pavement in three areas, widening the entrance on Grandview Avenue from 18 to 26 feet, <br />and constructing a new entrance on Woodbridge Street. <br />4.5 As proposed, the parking lot <br />improvement met all minimum City <br />Code requirements; however the City <br />Engineer recommended that the <br />property owner request a variance to <br />allow for the construction of the new <br />planned driveway on Woodbridge <br />Street within the required setback in <br />order to increase the entrance angle of <br />the driveway from approximately 65 <br />degrees to 90 degrees.
