It is not anticipated that cars entering the parking lot via Woodbridge <br />from the north would stack up into the Woodbridge/Grandview Avenue intersection. <br />5.3 Current traffic on Woodbridge is minimal and reducing the setback requirements should <br />not negatively impact traffic flow or safety on the street. <br />6.0 STAFF RECOMA�IENDATION <br />6.1 Based on the comments and findings outlined in Section 5 of this report, the Planning <br />Division recommends APPROVAL of Cave & Associates request for a 7.5-foot <br />VARIANCE from the required intersection setback established in § 1018.05 (Design and <br />Maintenance of Parking and Loading Areas) of the City Code, to allow construction of a <br />new parking lot entrance on Woodbridge Street. The variance shall expire within 6 <br />months ofthe approval date if a building permit is not issued, pursuant to §1013.03 of the <br />City Code. <br />7.0 SUGGESTED ACTION <br />7.1 ADOPT VARIANCE BOARD RESOLUTION 54 APPROVING THE <br />REQUESTED VARIANCES to Section 1018.5 of the City Code that would allow <br />^ construction of the proposed parking lot entrance for 2353 Rice Street based on the <br />comments and findings of Section 5 of the project report dated March 7, 2007. <br />8.0 NEXT STEPS <br />8.1 The decision of the Variance Board is final unless an appeal is filed. The appeal period <br />remains open for 10 days from the date of the decision, and an appeal may be made either <br />by the applicant or by another Roseville property owner. <br />8.2 An appeal must be submitted in writing to the City Manager by NOON on March 19, <br />2007 for a hearing before the City Council. <br />8.3 If no appeal is filed, a building permit may then be issued, and Community Development <br />staff will mail the resolution approving the variance to Ramsey County for recording <br />against the subject property. <br />Prepared by: Economic Development Associate Jamie Radel (651-792-7072) <br />Attachments: <br />A.
