--. <br />.., <br />Attachment C <br />Applicant: Cave & Associates, Ltd. <br />2489 Rice Sfreet, Suite 40 <br />Roseville, MN 55113 <br />Praject Location: Hiilsboraugh Office Suilding <br />2353 Rice Street <br />Roseville, MN 55113 <br />Request for Variance <br />The proposed project involves maintenance of an existing parking lot for the Hillsborough O�ce <br />Building located at 2353 Rice Street in the City of Roseville, MN. The parking lot currently has <br />ane driveway access located at appraximately the midpoint of the north side of the lot (access ta <br />and from Grandview Avenue). The applicant is proposing to construct an additional access on <br />the west end of the lot (access to and from Woodbridge Street), iocated just south of the <br />intersection of Grandview Ave. and Woodbridge St. The proposed driveway would provide <br />additional access to the site for emergency vehicles if the driveway at Grandview Ave. becomes <br />temporarily c{osed. In order to construcf the driveway in alignment with the current drive lane <br />(east-west), and at a 90 degree angle to Woodbridge Street the north curb tine of the driveway <br />would be 32.65 feet from the right of way line of the street intersection (Grandview Avenue) falling <br />within the City Code Standard of 40 feet. Consequently, the variance request is to allow the <br />driveway to encroach upon the 40-foot setback standard by 7.35 feet. <br />,i'�. <br />
