�;" <br />ZrS <br />% <br />Z� <br />mnT <br />pf� <br />-. <br />February 14, 2007 <br />Thomas Paschke <br />City of Roseville <br />2660 Civic Center Drive <br />Roseville, MN 551 13 <br />RE: Proposed County Road C Professional Building <br />Dear Mr. Paschke: <br />� <br />���Od� <br />1 5 2007 <br />We are most pleased to resubmit herewith for appropriate approvals our project <br />package for a new two story, true class A medical/professional development <br />located at the NEC of County Road C and Snelling Avenue Frontage Road <br />North, directly south from the Roseville Corporate Center. Two additional <br />approvals for this project are required, division of land and the vacation of a <br />public trail easement. <br />The lot split is required due to two ditferent ownership groups. The appropriate <br />easements will be recorded that will address parking and shared drive lanes and <br />utilities when appropriate. The proposed building is a natural fit as a transition <br />use between the retail to the west and residential to the east. Building hours will <br />be approximately 7:00 am to 6:00 pm Monday through Friday and 8:00 am <br />through 1:00 pm on Saturday, closed on Sundays. Our hours will blend nicely <br />with the neighboring homes. <br />Multiple sets of the preliminary and final plat drawings are included for staff <br />review with this application. The submittal of the revised plat and easement <br />vacation is at the request of the County. The County has requested and the City <br />staff and JLT (seller) have agreed to go this route. A new and updated trail way <br />easement will then be drafted and recorded immediately after the plat is filed. <br />This sequence of events has been agreed to by all parties and now requires <br />approval by Roseville City Council. <br />We hope that you will find this revised set of application materials acceptable. <br />The proposed office/medical building is sure to be an exciting addition to <br />Roseville.
