�J <br />Project Narrative <br />Site: Cleveland Avenue <br />Roseville, MN <br />C� <br />The land parcels located at 3008 and 3010 Cleveland Avenue are proposed to be <br />redeveloped with a senior oriented campus. The proposal includes 14 single-level town <br />homes, arranged in 4-unit and twin home configurations, and an approximately 113-unit, <br />4-story Applewood Pointe Cooperative. The site gains access from Cleveland Avenue <br />and provides access through the site to the City Park property adjacent to the east of the <br />site. The current wetlands on the site are maintained for the most part. <br />The buildings on the site are oriented in a north/south manner with the length of the <br />buildings running east/west. This provides for a low visual impact on Cleveland Avenue. <br />The town homes are placed along the shared property line with the existing duplexes <br />and single-family homes to the north, providing a transition to the cooperative. The <br />cooperative building is placed as far south on the site as permitted. Adequate surface <br />parking is provided. Each town home has a double-car garage. There will be one stall <br />per unit in the cooperative's underground garage. <br />Similar to the Arona redevelopment, the buildings will be architecturally compatible and <br />the pedestrian connections will be linked throughout the site and to connections off site. <br />Retaining and enhancing the wetland on site, use of a variety of exterior building <br />materials, the positioning of the buildings on site and the movement of the Cooperative <br />building, all combine to make a very attractive entry to the site and an attractive plan. <br />The site will be well landscaped and professionally maintained. <br />
