12. What is the expected effect of the proposed change on nearby property values, public health and <br />safety, parking, traffic conditions, etc.? <br />The proposed development will be a natural transition between the land <br />uses to the north and south, and will be a positive addition to this area. <br />Property values, public health, safety, parking and traffic will not be <br />13. Additional Required Inforcnation: negatively impacted. <br />A. A written i�arrative must be provided in support of an application for a Planned Unit <br />Development. Tlle narrative must fully describe the proposed development, with <br />particular attention to any modifications and limitations of the use that have been znade ta <br />insure its compatibility with surrounding uses, the purpose and intent of the zoning <br />ordinance, and the Comprehensive Plan. <br />f3. Proposed plans (1 copy), including site plan, are required. [n addition, a landscape plan, <br />grading and drainage plan, and exterior building elevation drawings showing building <br />materials may also be required as deemed necessary by the Comznunity Uevelopment <br />Department. Such plans shall be on 8Yz"x 11" or 11"x 17"paper or in PDF digital forn�at. <br />14. For each application requiring a public hearing (i.e., General Concept Plan, Final <br />Development Plan, and/or PUD Amendment), the applicant must obtain a"Notice of Land <br />Use Application" sign from the Community Development Department and post the sign <br />along the street in front of the PUD location. Multiple signs may be required for sites <br />adjacent to more than one street. No signs are required for Sketch Plan applications. <br />15.
