As currently proposed the development would be accessed from Cleveland Avenue <br />s:* North approximately mid-point between County Roads C2 and D. The proposed primary access <br />sa would provide access to a below grade parking structure located beneath the building, to an at- <br />:�� grade resident/guest parking lot and to the adjacent Langton Lake Park property. <br />3r, <br />;:� 4.3 The subject property at 3010 Cleveland Avenue North lies at the far northern edge of the Twin <br />.s;� Lakes Redevelopment Area. Lot 1, Block 1 <br />Applewood Pointe of Langton Lake is the parcel that will be home to the senior cooperative. <br />Outlot A, lying to the north and east of the Lot 1, is the portion of land necessary for the public <br />street, required right-of-way and necessary public easements. Outlot B, a small property in the <br />southwest corner of the parcel, is a residual parcel that has been created for a Phase II project <br />that includes 2990 and 2996 Cleveland Avenue. <br />5.0 <br />5.1 <br />LAND USE/COMPREHENSIVE PLAN: <br />The City of Roseville's Comprehensive Plan currently designates the subject property as `BP- <br />Business Park." <br />�., 5.2 The uses envisioned within the Comprehensive Plan designation of `BP — Business Park" <br />:}� include: office, office-laboratory, office-showroom-warehousing, bio-technical, biomedical, <br />�� high-tech software and hardware production uses with support services such as limited retail, <br />�� health, fitness, lodging and multifamily housing.
