� <br />� � <br />� <br />THE TRAFfIC STUDY COMPANY <br />Memorandum <br />• <br />To: Alex Hall, United Properties <br />From: Mike Spack, P.E. <br />Date: 5/29/2007 <br />Re: Traffic Generation for Proposed Applewood Pointe - Roseville, MN <br />United Properties is proposing a 93 unit, senior co-operative development <br />(Applewood Pointe) east of Cleveland Avenue and south of Brenner Avenue in <br />Roseville, MN. The development will have primary access on the west side of the <br />development from a proposed driveway on Cleveland Avenue. Secondary access <br />will be provided on the southeast portion of the development through the existing <br />industrial development immediately south of the proposed development. The <br />purpose of this memo is to determine if there will be any negative traffic impacts <br />caused by this development. <br />A trip generation analysis was performed for the site based on the methods and <br />rates publisMed in the ITE Trip Generation Manual, 7th Edition, which is a <br />compilation of traffic data from existing developments. The data for senior housing in the ITE Trip Generation Manual shows little <br />traffic is generated in the morning and evening rush hours. The traffic generated <br />by the proposed development is low enough that it will not negatively impact the <br />operations of the adjacent roadway network. No improvements are needed to <br />accommodate traffic from the development. <br />
