PUBLICIMPROVEMENT CONTRACT <br />OAK ACRES <br />5 I. Parties. This Agreement, dated , 2007, is entered into between the City OF <br />6 ROSEVILLE, a Minnesota municipal corporation, of 2660 Civic Center Drive, Roseviile, <br />� Minnesota 55113 ("the City"), and ,("the Developer"). <br />8 II. Request for Plat approvaL The Developer has asked the City to approve a plat of land to be <br />9 known as OAK ACRES (also referred to in this contract as the "plaY'). Now, therefore, in reliance upon the representations <br />contained herein; and in consideration of the mutual undertakings herein expressed, the parties <br />agree as follows: <br />A. Conditions of Plat Approval: The Developer shall comply with any and all applicable City, <br />County, Metropolitan, State and Federal laws and regulations including, but not limited to: <br />subdivision ordinances, zoning ordinances and environmental regulations that may apply to <br />the plat and its development. <br />B. Land Use Approvals: The plat consists of a residential subdivision that redevelops 2201 <br />Acom Road into a 41ot single-family residential development. <br />C. Development Improvements. The Developer shall constnact the following improvements in <br />compliance with approved plans and specificaGons: <br />38 1. Site Grading and Turf Restoration. Site grading improvements shall include common <br />39 excavarion, subgrade correction, embaokment and pond excavation. Turf restoration <br />ao shall include seeding, mulching and erosion control. <br />41 <br />42 <br />43 <br />a) The Developer shall submit to the City a site grading and drainage plan for the entire <br />plat acceptable to the City showing the grades and drainage for each lot prior to <br />installation of the improvements. <br />Page i of 10 <br />� .-. <br />
