A seeondary permanent access to the hotel site shall be installec� at either T�vin Lal:es <br />Parkway or Mount Ridge Road. Said permanent access shall occur �vithin 6 months of <br />the installation of either Mount Ridge Road or Twin Lal:es Park�va�•. <br />9. For safe operation of the public streets �� ithin the T�� in Lakes Rede� elopment �1rea. the <br />following spacing guidelines shall appl��: <br />a. Full accesses on Tw•in Lakes Parkwa}� shall be at least 4�0 feet apart from each <br />other. At this time it is anticipated that there will be a full access at Mount Ridge <br />Road and T���in Lakes Park»a��. <br />b. Right-in/ right-out acccsses onto public streets shall not be located ���ithin turn <br />lanes or iransitions to turn lanes. <br />c. Access onto other intemal T„�in I_akes road�� a� s shali be subject to the same <br />spacing guidelines. <br />10. Final �rading, drainage, and utility plans shall be de�-eloped b�� a registered engineer and <br />submitted for review and approval by the Roseville City Engineer. Said grading/drainas�e <br />plan shall also be submitted to the Rice Creek tiVatershed for revie�v, approval. and <br />permitting. <br />11. Because the property is required to be "replatted" from the existing � lots to 1 or more <br />lots, park dedication may be required consistent with State Statutes 462.358 and <br />S 1103.07 of the Roseville City Code, and must be submitted to the Roseville Park and <br />Recreation Commission for their consideration and recommendation to the City Council <br />prior to the FINAL DEVELOPMENT PLAN approval. <br />12. Cent Ventwes shall create a buildable pad area on the next phase's (Final Development <br />Plan) site plan to be used for the placement of a final hotel structure (footprint). This pad <br />shall be designed 5 feet from the south property line, 100 feet from the north property <br />line, 100 from the east propert}• line, and 10 feet from the ��est propert�� line. <br />
