He pointed <br />out that the city will have suggestions based on the city's design guidelines for the <br />site; however, it cannot design the site for the developer. <br />JL explained the following constraints he has encountered in developing the site: <br />• Market feedback <br />Hotel brand parameters for building design <br />Value aspect of hotel brand requirements <br />JL noted that these constraints allow for limited options for siting the hotel and <br />providing for any future entrances to the site. <br />JS agreed that the city has the same interests in the site as the developer: to find the <br />best site design possible as this site is a gateway to the Twin Lakes development and <br />thus will set the bar for future development in Twin Lakes. <br />JL commented that he was given design principles on May 1 and he felt that the plan <br />drawings he has submitted with his application were sufficient. JL explained that <br />siting the hotel on the SW corner of the site (per the city's suggestion) is difficult to <br />do. The city's suggested placement of the hotel received a negative reaction from <br />hotel brand. The hotel brand is specific about the building footprint and there is also <br />a concern of too much noise from intersection at Cleveland Ave and Twin Lakes <br />Parkway if hotel were placed closer to SW corner. <br />JL noted that more hotels have been developed since his first proposal therefore, <br />less hotel rooms are needed in this area. He again noted that he is bound by brand <br />limitations. <br />TH inquired if JL will be developing both parcels (hotel and restaurant). JL <br />responded that he would be developing both parcels. <br />
