•

June 20, 2007 (via U.S. Mail and e-mail)
Mr. John Livingston
Cent Ventures
1660 Highway 100 S., Suite 500
St. Louis Park. MN 55416
Dear Mr. Livingston:
`J
1 am writing this letter to provide Roseville staff s expectations regarding the continued consideration
of your application.
City staff continues to seek, as we have sought since April 27, a traffic study. I believe that the City
Council generally concurred with this request and deferred to staff on the scope of such a study. The
scope of the study we are seeking remains the same as that which was requested of your traffic
consultant by City Planner Thomas Paschke in May, and reiterated by City Engineer Deb Bloom on
June 5, 2007. This scope is described in the following e-mail excerpt:
It is my understanding that your consultant, Jim Benshoof, has already been in contact with our
City Planner, Thomas Paschke. We have shared with him the following requirements for the
traffic impact analysis:
-The analysis must be for existing, proposed and future, (2007, "doors open year", and 2030)
-Estimated daily volume for each of the uses. Separately and together.
-Projected turn counts onto Cleveland for the am & pm peak hour.
-Understanding of the background daily traffic on Cleveland Avenue, including the ramp signal.
-Analysis of the adequacy of a single access onto Cleveland.
-A discussion and analysis of how the proposed development interacts with the signalized 35W
ramp intersection.
-Any additional analysis identified as we review the information provided by your consultant.
Finally, the City's cost for review of the prepared document will be billed back to you.
Please let me know if you have any questions regarding this information.
Sincerely,
City of Roseville
Debra M.
