� � <br />. � ,,. <br />3 ��:-49.3 Building Setbacks. Building setbacks shall be as shown on the approved site development <br />4 plan (Exhibit C). After the provision of 14 feet for the purpose of a roadway easement <br />5 (Lexington Avenue), the minimum front yard (west) setback shall be established at zero feet <br />6 for the principal structure. The side yard (north) setback for the principal structure shall be <br />7 established at fve feet. The side yard (south) setback for the principal structure shall be 41 <br />R feet. The rear yard (east) setback for the principal structure shall be established at five feet. <br />9 ��-59. 4 Off-Street Parking Lot Setbacks. The side yard (north) setback for the delivery drive shall be <br />10 established at five feet. Because of the pre-existing parking to the south property line, the <br />1 � side yard (south) setback for the off-street parking lot shall be established at zero feet. The <br />� 2 rear yard (east) setback shall be established at five feet. <br />� 3 ���-H9.5 Ground Mounted (monument) Sign. The front yard setback for the ground-mounted sign <br />1� shall be established at seven feet six inches from the existing property line and eight feet <br />� 5 south of the new structure (Exhibit I1 & I2). <br />16 ��9. 6 Landscaper Buffer Area. A buffer zone within the required side and rear setback areas, in <br />17 accordance with Section 1005.01(I) of the City Code, shall be installed between this site and <br />18 the adjacent residential district as illustrated within the site development and landscape plan. <br />19 A. An eight foot tall board-on-board cedar fence shall be provided along the north property <br />20 line, which fence will replace the existing fence and which fence shall extend, when <br />2 � complete, along the rear property line of 1956 Lexington Avenue North and 1088 Ryan <br />22 Avenue. Upon installation this fence will become the sole responsibility of the property <br />23 owners at each of these addresses (Exhibit G). <br />2� B. A four to six foot tall cedar fence shall be constructed adjacent the east property line to <br />25 screen the parking lot from the adjacent townhomes, per Section 1005.O1A(3) of the <br />26 Roseville Zoning Ordinance (Exhibit G). <br />27 C. A detailed landscape plan has been provided and is consistent with City Code. The plan <br />28 will be split into two phases, with phase one including all required material, such as <br />29 street trees and shrubbery along the west, north and east sides of the proposed structure. <br />3o Phase two will include the addition of perennial plants/flowers and ornamental trees to <br />31 accent the site and landscaping. A complete landscape plan shall be submitted with all <br />32 materials, sizes, and locations shown (Exhibit F). Landscaping shall be installed and <br />33 maintained in accordance with the approved landscape plan. In general, all areas of land <br />34 not occupied by buildings, driveways, and/or parking/loading areas shall be landscaped <br />35 with vegetative material approved by the Community Development Director. Trees and <br />36 large shrubs shall not be planted over existing utility lines. <br />37 ��9. 7 Landscape Letter of Credit. Before the issuance of a building, grading, or excavation permit <br />38 by the DEVELOPER, the DEVELOPER shall have posted with the CITY a landscape letter <br />39 of credit or other security acceptable to the City in an amount equal to 150% of the cost of all <br />4o site landscaping and site restoration, and in accordance with Section 1010.14E of the City <br />41 Code. The Community Development Director, following completion of plans shall <br />a2 determine the specific amount of this letter of credit or other security. <br />Page 6 of 11 <br />
