Building setbacks shall be as shown on the approved site development <br />plan (Exhibit C). After the provision of 14 feet for the purpose of a roadway easement <br />(Lexington Avenue), the minimum front yard (west) setback shall be established at zero feet <br />for the principal structure. The side yard (north) setback for the principal structure shall be <br />established at five feet. The side yard (south) setback for the principal structure shall be 41 <br />feet.
