� <br />� <br />REQUEST FOR VARIANCE BOARD ACTION <br />DATE: 7/11/2007 <br />ITEM NO: 4b <br />Department Approval: Agenda Section: <br />JS PUBLIC HEARINGS <br />Item Description: Thomas Gross seeks VARIANCE to §1004 (Residential Districts) to <br />allow an encroachment into the required side yard setback and excess <br />impervious coverage on their residential lot at 2613 Fry Street (PF07- <br />031). <br />1.0 REQUESTED ACTION <br />1.1 Mr. Gross seeks variances to § 1004 (Residential Districts) of the City Code to allow the <br />construction of a residential addition; the proposed addition would encroach 2 feet into <br />the required side yard setback and increase the impervious surface area on their lot by <br />about 1,200 square feet for an overall total of 3,500 square feet. <br />PROJECT REVIEW HISTORY <br />• Application submitted: June 1, 2007; Determined complete: June 19, 2007 <br />• Sixty-day review deadline: August 14, 2007 <br />• Project report recommendation: July 11, 2007 <br />• Anticipated Variance Board action: July 11, 2007 <br />2.0 SUMMARY OF RECOMMENDATI01�1 <br />2.1 The Planning Division recommends approval of a 2-foot VARIANCE to § 1012.01 B <br />(Supplemental Lot Requirements) and a 350-square-foot impervious coverage <br />VARIANCE to § 1004.01 A6 (Maximum Total Surface Area) of the City Code for the <br />residential property located at 2613 Fry Street. See Section 5 of this report for further <br />information and Section 6 of this report for detailed recommendation. <br />3.0 SUGGESTED ACTION <br />3.1 ADOPT VARIANCE BOARD RESOLUTION 62 APPROVING THE REQUESTED <br />VARIANCES allowing the proposed residential construction; see Section 7 below for <br />detailed action. <br />4.0 BACKGROUND <br />4.1 Mr. Gross owns the residential property at 2613 Fry Street. The property has a <br />Comprehensive Plan designation of Low-Density Residential (LR) and a zoning <br />classification of Single-Family Residence District (R-1). <br />4.2 The property is 10 feet narrower and 900 square feet smaller than the Code requires. <br />4.3 The existing house on the property has a livable area of about 980 square feet with an <br />attached, single-car garage. <br />PF07-031 RVBA 071107 <br />Page 1 of 4 <br />
