The plans for our addition would result in impervious land coverage of 35% <br />of our lot. The South side of our addition would be approximately 4 feet from our <br />property line. <br />We live in a 1950's rambler we purchased in 1992. The home has three bedrooms, one <br />bathroom, a narrow first floor family room, a kitchen with a very smail eating area and an <br />attached single car garage. Over the past several years we have contemplated moving out <br />of the area or adding an addition to our home in an effort to add needed living/storaae <br />space. We have looked at houses, but we like our neighborhood and would like to stay in <br />Roseville. <br />Our current garage is only lazge enough to fit a midsized car. Due to the width of the <br />garage and its Iayout, passengers on the passenger side need to exit the car in the <br />driveway, as the garage is not wide enough to a1low doors to open on both sides of the <br />vehicie. There is no direct access from the garage to the house. In addition there is very <br />little room to store a snow blower, Iawnmower, trash can and all the other things needed <br />to maintain a home. We also have not had access to our backyard which has been a <br />problem in the summer and fali as we own a tent trailer and the only place we have to set <br />it up to load and unload it for a trip is the driveway or the front yard. This is hardly ideal <br />and our new plan includes a garage door that will give us access to the back yard so that <br />we can set up the camper in the back yard when needed. Our current home has an eat-in <br />kitchen, but we can only fit a table in the kitchen large enough to fit 6 people. We really <br />feel the need to have a larger eating area in order to have family gatherings. <br />We plan to demolish the existing garage, narrow family room (10 X 20), small backside <br />porch, and part of the kitchen wall (West Side). We then plan to add a first floor <br />laundry/mud room, a 3/4's bathroom, and remodeled kitchen opening into a family/great <br />room on the West Side. We would also be building a slightIy wider (24 ft) attached two <br />car garage with an additional stall out the back for storage where the old garage and <br />family room were. The garage will have access to the interior of the home thraugh the <br />proposed laundry/mud room. We had considered building a second story instead of out <br />the back, but that plan did not address out needs for a larger garage, a larger family room <br />
