Roseville, MN 55ii3 . <br />The lot is slighdy pie shaped, and has fairly extreme topography in the backyazd <br />(east side) making it very hard to design and build a structure that will meet my <br />family's needs. <br />I am requesting variance for two zoning / land use issues resulting from the <br />shape / size of the lot, and requirements wanted in the new structure. <br />i. I am requesting variance to exceed the impervious coverage of 30% on our <br />land by appm�rimately 37 s£ Lot size is io890 SF per the Engineering <br />department at city hall, and our proposed impervious coverage would be <br />3304 SF. <br />2. I am also requesting variance on the south property line of our proposed <br />garage to be at the minimum 3 foot side setback, due to the size / shape of <br />the lot and home. The width dimensions (20') of the proposed garage are <br />near the minimum to allow the accommodation of two vehicles. <br />This proposed structure would help preserve our vehicles & bodies in the winter <br />months, and add to the neighborhood both aesthetically / property value wise. <br />Our earisting garage needs attention in the slab, gutter, and rafter department .. <br />My Wife and I do love the neighborhood, community and our home and will <br />hopefully be staying for quite a long rime. <br />Sincerely, <br />�� <br />rian.
