—.. <br />WHEREAS, Thomas Gross seeks to increase the impervious coverage to <br />approximately 33.5% of the lot area, a 350-square-foot variance; and <br />WHEREAS, Section 1012.O1B requires a principal structure setback of 5 feet <br />from a side property line; and <br />WHEREAS, Thomas Gross seeks to improve his property such that a principal <br />structure would be 3 feet from the side property line, a 2-foot variance; and <br />WHEREAS, the Planning Division has concluded that "hardships" are present and <br />support can be given to deviate from the strict requirements of the Roseville City Code; <br />NOW THEREFORE BE IT RESOLVED, by the Roseville Variance Board, to <br />APPROVE a 350-square-foot VARIANCE to Section 1004.O1A6 (Maximum Total <br />Surface Area) and a 2-foot VARIANCE to Section 1012.O1B (Supplemental Lot <br />Requirements), subject to certain conditions: <br />1. The size of the proposed addition must not exceed that illustrated in the plans <br />reviewed with this application, and the total impervious surface area on the <br />property shall not exceed 34.5% of the lot area; <br />2. The principal structure must remain a minimum of 3 feet from the southern <br />side property line; <br />3. The existing garden shed must be removed from the property prior to the <br />issuance of the Certificate of Occupancy; <br />4. Measures must be taken to provide on-site mitigation of storm water from the <br />marginal impervious surface area. Depending on the characteristics of the soils <br />and slopes on the property, such mitigation measures may include directing <br />rain gutters toward the interior of the lot, installing and maintaining a"rain <br />garden" filtration basin, or some combination of these or other measures as <br />approved by the City Engineer. Building permits will not be issued until the <br />City Engineer has approved the plans for the on-site mitigation of the storm <br />water runoff from the marginal impervious coverage; and <br />5. The VARIANCE shall expire 6 months after the approval date if a building <br />permit is not issued pursuant to § 1013.03 of the City Code. <br />The motion for the adoption of the foregoing resolution was duly seconded by <br />Member Martinson and upon vote being taken thereon, the following voted in favor: <br />Members Boerigter, Doherty, and Martinson <br />And none voted against; <br />WHEREUPON said resolution was declared duly passed and adopted. <br />Page 2 of 3 <br />
