Na.rrative: A written narrative, in support of a variance application, in necessary. This <br />narrative should fully explain the "hardship(s)" that justify the departure from the strict <br />application of the Code. The term "hardship" or "undue hardship" typically refers to <br />physical characteristics of the property, such as shape, soil conditions, or extreme <br />topography. Neither mere inconvenience, nor reduction in value alone, is sufficient to <br />justify a variance. The inability to put property to its highest and best use is not <br />considered a hardship or practical difficulty. The problem that justifies the variance <br />must be caused by conditions beyond the control of the applicant. The applicant cannot <br />create the condition that requires the variance. <br />B. Proposed plans (1 Copy) including site plan are required. In addition, landscape plan, <br />grading and drainage plan, and exterior building elevation drawings showing building <br />materials may also be required if deemed necessary by the Community Development <br />Department. Such drawings shall be S-1/2"xll" or 11"x17"or PDF digital format. <br />C. In cases of multiple variances, the applicant may be required to submit a property <br />boundary and building survey. <br />9. The applicant must obtain a Notice of Land Use Application sign from the Community <br />Development Department and post the sign along the street in front of the variance location. <br />Multiple signs may Ue required for sites adjacent to more than one street. <br />10.
