Diagram of danger reversing out of driveway onto Victoria Street. <br />After examining the property, eliminating the curve portion of the driveway <br />(leaving only a straight drive between the road and garage) would reduce the impervious <br />surface to 27%. However, a turn-around area was considered acceptable by the city. <br />Creating a turn-around area would cause us to eliminate two trees and one bush near the <br />house (see fig. 1), and would add at least 300 sq. ft., which would then bring the <br />impervious surface to 30%. Now, we are back to the reason we are faced with this <br />variance, which is the garage addition, which would bring the impervious surface to 32% <br />and basically back to it's current state at 34%. I hope it is obvious that this would be too <br />much labor and way to costly for the actual reduction in impervious surface. If the <br />driveway were left alone, the garage addition would increase the impervious surface from <br />34% to 36%. Therefore, we could either spend $7,500 to tear up the driveway, take down <br />trees, seed the grass, add a turn-around surface, and build the garage addition, decreasing <br />the impervious surface by 2%. Or, we could spend $3,500 on the garage addition and <br />increase the impervious surface by 2%, still continuing to not contribute to the cities <br />drainage overload. <br />Thank you for taking the time to examine our variance application. We look <br />forward to hearing the thoughts of the city staff and Variance Board, and hope that we <br />can work together to create a plan that will benefit the City of Roseville and all <br />individuals involved. <br />
