'� <br />� <br />REQUEST FOR VARIANCE BOARD ACTION <br />DATE: 7/11/2007 <br />ITEM NO: 4c <br />Department Approval: <br />TP <br />Agenda Section: <br />PUBLIC HEARINGS <br />Item Description: Curt and Heather Dubbeldee seek VARIANCES to §1004 (Residential <br />Districts) and §1012 (General Requirements) to allow an encroachment <br />into the side yard setback and excess impervious coverage on their <br />residential lot at 2373 Victoria Street (PF07-035). <br />1.0 REQUESTED ACTION <br />1.1 The Dubbeldees seek variances to § 1004 (Residential Districts) of the City Code to allow <br />the construction of a residential addition; the proposed addition would encroach 2 feet <br />into the required side yard setback and increase the impervious surface area on their lot <br />by about 19 scyuare feet for an overall total of 4,155 square feet. <br />PROJECT REVIEW HISTORY <br />• Application submitted: June 4, 2007; determined complete: June 15, 2007 <br />• Sixty-day review deadline: August 13, 2007 <br />• Project report recommendation: July 11, 2007 <br />• Anticipated Variance Board action: July 11, 2007 <br />2.0 SUMMARY OF RECOMMENDATION <br />2.1 The Planning Division recommends approval of VARIANCES to § 1004 and § 1012 of the <br />City Code for the residential property located at 2373 Victoria Street.
