of the proposed residential addition on the property at 2373 Victoria Street. While the <br />proposed addition is only 190 square feet in area, the 600 square feet referenced above <br />would account for the 410 square feet of pre-existing excess impervious coverage. <br />6.2 If it seems appropriate, the Variance Board has the authority to condition an approval on <br />the removal of the curving portion of the driveway in order to minimize (if not eliminate) <br />the excess impervious coverage on the property. Planning Division staff believes that the <br />VARIANCE discussed in Section 6.1 above is reasonable, however, if approved with the <br />following conditions. <br />a. The size and extent of the proposed addition and the resulting impervious surface <br />area must not exceed that which is illustrated in the plans reviewed with this <br />application. <br />b. Measures must be taken to provide on-site mitigation of storm water from the <br />marginal impervious surface area. Depending on the characteristics of the soils <br />and slopes on the property, such mitigation measures may include directing rain <br />gutters toward the interior of the lot, installing and maintaining a"rain garden" <br />filtration basin, or some combination of these or other measures as approved by <br />the City Engineer. <br />c. The variance shall expire 6 months of the approval date if a building permit is not <br />issued, pursuant to § 1013.03 of the City Code. <br />7.0 SUGGESTED ACTION <br />7.1 ADOPT VARIANCE BOARD RESOLUTION 64 APPROVING THE <br />REQUESTED VARIANCES to Section 1004 and Section 1012 of the City Code that <br />would allow the proposed residential addition at 2373 Victoria Street, based on the <br />comments and findings of Section 5 of the project report dated July 1 l, 2007. <br />8.0 NEXT STEPS <br />8.1 The decision of the Variance Board is iinal unless an appeal is filed.
