3. All areas shall be landscaped in accordance with a landscaping plan approved by the City. <br />L. Storm Shelter: A storm shelter structure capable of housing all of the occupants of the <br />mobile home park shall be constructed in a central location. Such structure shall be of an all <br />masonry construction capable of withstanding seventy five mile per hour winds. Such <br />structure may house other common facilities such as vending machines, laundry equipment <br />and ancillary utilities, but must have sufficient floor space available to house the mobile <br />home occupants. The design of such structure shall be approved by the City. <br />M. Mobile Home Stands: Each lot for a mobile home shall have an area of reinforced concrete <br />four inches (4") in depth, of adequate size to accommodate each mobile home unit The <br />stand shall not heave, shift or settle unevenly under the weight of a mobile home due to frost <br />action, inadequate drainage, vibration or other forces acting on the structure. Anchors or tie <br />downs shall be cast in place at a minimum oftwelve feet (12') on center and be capable of <br />sustaining a minimum pull of four thousand eight hundred (4,800) pounds per anchor. <br />N. Skirting: All mobile home units shall have skirts around the entire mobile home made of <br />plastic, fiberglass or other comparable, noncombustible material approved by the City and <br />shall be of a permanent color or painted to match an appropriate mobile home so as to <br />enhance the general appearance of the mobile home. <br />O. Storage Building: A structure shall be provided on the premises to accommodate storable <br />items of mobile home occupants providing at least fifteen (15) square feet of storage area <br />per mobile home unit in the mobile home court. Such storage spaces shall be designed and <br />maintained to provide security for each mobile home unit and the design shall be subject to <br />approval of the City. <br />P. Registration of Occupants: The owner of a mobile home court shall keep a registration of the <br />names and location of each occupant of the mobile home court and shall make said <br />registration list available to the City or its agents for inspection at reasonable times. <br />Q. Inspection: All mobile homes shall comply with State and local fire, health and building <br />regulations. Before a mobile home unit may be occupied, the owner must secure the <br />inspection and approval of the City Code Enforcement Officer with regard to compliance <br />with such regulations. <br />R. Site Plan: At the time of application for a rezoning to a Mobile Home District (R-8), or at <br />the time of application for a building permit for improvements on land already zoned Mobile <br />Home District (R-8), the applicant must submit a site plan to the City. The applicant must <br />acknowledge, in writing, that applicant will be bound by said site plan after the rezoning to <br />Mobile Home District (R-8) and after the improvement is completed on property already <br />zoned Mobile Home District (R-8). Thereafter, no building permit shall be issued for <br />improvements in mobile home districts unless said site plan is approved by the City and said <br />building permit shall be immediately revoked in the event said site plan is not complied <br />with. The site plan shall contain the following: <br />1. The name and address of all owners and developers of the proposed mobile home court. <br />2. The legal description and lot size in acres of the proposed mobile home court. <br />3. The location and size of all mobile home lots, storage areas, recreation areas and facilities, <br />landscaping, existing tree growth, water areas, roadways, sidewalks and parking sites. <br />4. Detailed landscaping plans and specifications. <br />5. Plans for sanitary sewage disposal, surface drainage, water systems, electrical services, <br />gas services, street lighting and topography diagrams. <br />� <br />-�.. <br />
