.-. <br />-� <br />REQUEST FOR VARIANCE BOARD ACTION <br />DATE: 8/01/07 <br />ITEM NO: 4b <br />Department AppYOVaI: Agenda Section: <br />TP PUBLIC HEARING <br />Item Description: Request by Morrissey Development for a VARIANCE to Section 1004.01 <br />(Residential Dimensional Requirements) for re-use of an exisring <br />building wall at 2560 Fry Street (PF07-048). <br />1.0 REQUESTED ACTION: <br />1.1 VARIANCE to §1004.01 allowing the re-use of an existing wall that meets the B-1, <br />Limited Business District rear yard setback requirement, but does not meet the rear yard <br />setback requirement of the R-3A District. Morrissey Development is currently seeking a <br />building permit to re-use and re-develop the former Press Gym into the Parkside <br />Apartments, a 20-unit, 2-story, apartment building. <br />PROJECT REVIEW HISTORY <br />• Application Submitted: July 24, 2007. <br />• Determined Complete: July 24, 2007. <br />• 60-Day Review Deadline: September 22, 2007. <br />• Project Report Recommendation: August 1, 2007. <br />• Anticipated Variance Board Action: August 1, 2007. <br />• Appeal Deadline: Noon August 13, 2007. <br />2.0 SUMMARY OF RECOMMENDATION: <br />2.1 The City Planner recommends approval of a VARIANCE to § 1004.01 of the Roseville <br />City Code for Morrissey Development and property located at 2560 Fry Street, allowing a <br />3 foot rear yard setback encroachment for a pre-existing building wall. <br />3.0 SUGGESTED ACTION: <br />5.1 ADOPT RESOLUTION #68 APPROVING A 3-foot rear yard setback VARIANCE <br />to §1004.01 allowing a pre-existing condition to remain 27 feet from the rear <br />property line wlconditions (see Section 7 for detailed action). <br />PF07-048_RVBA_080107.doc - Page 1 of 5 <br />
