. <br />� <br />REQUEST FOR VARIANCE BOARD ACTION <br />DATE: 5/2/2007 <br />ITEM NO: 4c <br />Department Approval: <br />TP <br />Agenda Section: <br />PUBLIC HEARINGS <br />Item Description: William and Louise Loomis seek VARIANCES to §1004 (Residential <br />Districts) to allow an encroachment into the required front yard setback <br />and excess impervious coverage on their residential lot at 1410 Judith <br />Avenue (PF07-023). <br />1.0 REQUESTED ACTION <br />1.1 Mr. and Mrs. Loomis seek a variance to § 1004 (Residential Districts) of the City Code to <br />allow the construction of two additions to their home: a front porch and a more <br />substantial addition to the rear of the house. The proposed front porch would encroach 6 <br />feet into the required front yard setback and combined additions would increase the <br />impervious surface area on their lot by about 735 square feet for an overall total of 3,385 <br />square feet. <br />PROJECT REVIEW HISTORY <br />• Application submitted and determined complete: April 13, 2007 <br />• Sixty-day review deadline: June 12, 2007 <br />• Project report recommendation: May 2, 2007 <br />• Anticipated Variance Board action: May 2, 2007 <br />2.0 SUMMARY OF RECOMMENDATION <br />2.1 The Planning Division recommends approval of a 250-square-foot impervious coverage <br />VARIANCE to §1004.O1A6 (Maximum Total Surface Area) and a 6-foot VARIANCE to <br />§ 1004.016 (Principal Structure Setbacks) of the City Code for the residential property <br />located at 1410 Judith Avenue. See Section 5 of this report for further information and <br />Section 6 of this report for detailed recommendation. <br />3.0 SUGGESTED ACTION <br />3.1 ADOPT VARIANCE BOARD RESOLUTION 59 APPROVING THE REQUESTED <br />VARIANCES to § 1004 (Residence Districts) of the City Code to allo�v the proposed <br />residential improvements; see Section 7 below for detailed action. <br />PF07-023 RVBA 050207 <br />Page 1 of 4 <br />
