� � <br />Schedule A <br />Description of Request: Property Owner proposes to lease the approximately 25,870 square <br />foot premises shown on the attached site plan (the "Premises") to PetSmart for use as a pet store <br />and certain related pet uses. The property is zoned PUD with an underlying classification of SC <br />(Shopping Center). The SC classification permits a pet store and pet-related uses with a <br />conditional use permit ("CUP"). Accordingly, Property Owner requests a CUP allowing the use <br />of the Premises for the retail sale of: (i) pets (including but not limited to fish, birds, reptiles, <br />dogs, cats and other small animals); (ii) food, accessories and other products relating to pets and <br />animals, including equestrian products; and (iii) services related to pets and animals, such as <br />grooming, boarding, pet day care, animal training and obedience classes, pet adoption and <br />veterinary services. <br />Background Information Provided by PetSmart: <br />A. Over view <br />PetSmart currently operates approximately 908 stores in North America with annual sales <br />exceeding $3.8 billion dollars and employs over 37,000 associates. Founded in 1987, PetSmart <br />is the leading worldwide operator of retail stores specializing in the sale of small pets, pet food, <br />supplies, accessories, veterinary care, pet grooming, training, and boarding services. <br />The vision of PetSmart is to be the preferred provider for the lifetime needs of pets. In this <br />respect, PetSmart provides the total lifetime needs of pets such as adoption, nutrition, health care, <br />shelter, and proper pet and owner education. In lieu of selling dogs or cats at its stores, each <br />PetSmart location donates a portion of its store to be used by the local animal protective agencies <br />for the adoption of pets. This is an ongoing endeavor to end euthanasia of unwanted pets. <br />This PetSmart store will be comprised of retail sales area with accessory uses to include a <br />veterinary health facility, a PetsHotel/Doggie Day Camp facility for the boarding of pets, a <br />grooming facility, and a training area. The remaining area of the store is for offices, storage, and <br />facility support. <br />Relying on a single company and facility to serve all the needs of a family member requires trust. <br />PetSmart is building that trust — from the moment a pet joins a family, providing the products, <br />services and solutions to nourish and build the bond between pets and people. The ability of <br />PetSmart to participate in the bond between pets and people is rewarding and distinguishes <br />PetSmart by the services offered for every stage of a pet's life. <br />B. Training <br />PetSmart offers affordable education for puppies or adult dogs. In addition to ensuring that pets <br />are happy, well-behaved members of the family, the classes help solve obedience problems — the <br />number one reason pets are turned over to shelters.
