,� 29 June 2007 Laszlo Fodor 1050 Sherren Street Roseville, MN 55113 �� -.� RE: Side Yard Setback Permit approval Dear Mr. Vickers, � On Thursday, June 28��', the Roseville Development Review Committee reviewed and recommended approval of a SIDE YARD SETBACK PERMIT to construct your proposed garage addition that will encroach into the required side yard setback. The Setback Permit Review Committee found that the proposal does satisfy more than eight of the twelve applicable criteria for approving a Setback Permit as listed in Section 1013.05 of the City Code. The DRC therefore recommended approval of the Setback Permit, with the following conditions: 1. that the garage addition not extend closer to the side property line than is indicated in the site plans reviewed as part of the Setback Permit application; 2. that the exterior materials used on the addition are to be consistent with the existing structure; 3. that gutters and/or drain tile are to be installed on the addition to direct rain water away from the building and into the front or rear yards; and 4. that the combined footprints of the attached garage and the accessory structure may not be larger than the footprint of the residential part of the house. I concur with the recommendations of the DRC and I will issue the requested Setback Permit with the above conditions. I have enclosed a copy of the Residential Zoning District requirements for your future reference. Because all of your immediate neighbors have indicated that they would not appeal the approval of the Setback Permit, the building permit may be issued immediately, pursuant to approval of the building plans by the Building Official.
