Narrative in Support of Variance Application <br />Section 1004.01 A. 6. of the City Code restricts the total impervious surface area <br />(structures and pavement surfaces) for residential districts to 30% of total lot size. <br />Our property is currently at 30% including our existing two-stall garage. The <br />garage addition is needed for the following reasons: <br />1) We have three drivers in our household, soon to be four. With only two <br />garage stalls, one or two vehicles must be parked outside. We take good care <br />of our vehicles and leaving vehicles outside exposes them to unnecessary <br />weathering and storm damage. <br />2) Because our driveway is narrow, a vehicle parked in the driveway is a hazard. <br />We have already had an incident of backing one vehicle into the other. <br />3) One of the purposes for the garage space is to provide space for a shop area. <br />Our basement is approximately 75% finished. We have power tools that we <br />are unable to set up and use properly because the unfinished areas of the <br />basement are small and narrow. <br />4) We have a utility trailer that is currently stored on the east side of our existing <br />garage. With the garage addition, this trailer will be stored inside, eliminating <br />this potential eyesore for our neighbor to the east. <br />B. Proposed plan <br />A copy of the site plan is enclosed. The plan is for a 14' x 40' garage addition <br />and associated driveway to tie in with existing driveway. Note that the garage <br />addition will have a hip roof with gutters all the way around. Downspouts will be <br />situated to divert rainwater in the most effective manner possible. Drain tile is <br />also an option for the east side of the addition. <br />
