2 <br />-� <br />6.25 § 1006.OSJ (Other Requirements) states: <br />0 <br />Certain Businesses In Shopping Center Districts To Be Enclosed: All business, <br />4 storage, service, repair or processing, recycling, box and crate storage or <br />5 merchandise display shall be conducted wholly within an enclosed building or <br />6 behind a solid fence not less than six feet (6) high except as allowed in subsection <br />7 1005. O1 E of this title. <br />8 <br />9 <br />10 <br />11 <br />12 <br />13 <br />� <br />Communication: All uses within the S-C district shall have, and must post on the <br />exterior premises, a phone number that will be answered by persons with <br />authoriry, including the shopping center manager and the individual store <br />munager, to respond to customer concerns or complaints during business hours <br />or when other related commercial activities occur. <br />14 3. Securiry: Commercial properry owners shall be responsible for providing <br />15 frequent and thorough securiry monitoring of commercial areas closer than three <br />16 hundred feet (300) to a residential district or property line. <br />17 <br />18 4. Site Maintenunce: Commercial property owners shall be responsible for daily site <br />19 monitoring and site maintenance, including trash pickup in parking areas <br />20 bordering residential areas. (Ord. 1234, 12-I 5-1999, eff. 1-1-2000) <br />21 <br />22 The proposal seeks to place the trash enclosure area on the east side of the structure <br />23 in a detached non-roofed enclosure area that is consistent with City Code. However, <br />24 given the proximity to residential uses and that each side of the building is visible <br />25 from either a public street, interior drive lane, or adjacent residential properties, the <br />26 Planning Division recommends that the structure be roofed. The other three <br />27 requirements listed above will be conditions of approval of the PUD Agreement. <br />28 <br />29 PROPOSAL SPECIFIC COMMENTS: <br />30 6.26 The proposal seeks to develop a new 6,600 sq. ft. structure adjacent to County Road B at <br />31 a reduced setback than the 30 feet required by the City Code. The DRC has reviewed this <br />32 request/proposal and concurs with design and recommends that the minimum setback be <br />33 10 feet from the property line/roadway easement. <br />34 <br />35 6.27 <br />36 <br />37 <br />38 <br />39 <br />40 <br />The proposed structure would include brick, stone, and EFIS, all compliant exterior <br />materials, and its height would not exceed the allowable three stories. The DRC <br />recommends that the structure have a height limitation of 26 feet to the top of the roof <br />parapet and that the trash enclosure include a roof of similar design to the building <br />enhancements. <br />41 6.28 Decorative down-cast lighting would complement the exterior of the building and provide <br />42 pedestrian safety.
