Floor area (total square footage including basement areas) <br />has been calculated at 589,915 sq. ft. or 32.39 %. <br />6.17 § 1006.OSC (Building Height) states: Building height shall be limited to three (3) stories <br />above the main entry or first floor grade (as defined in the approved project master plan <br />or the Planned Unit Development for the site In no event shall a building exceed thirty <br />five feet (35) in height above the main entry or first floor grade level (as defined in the <br />approved project master plan or the Planned Unit Development for the site) or as <br />amended through a Planned Unit Development. <br />In review of the proposed plans, specifically building elevations, the proposed multi- <br />tenant structure appears to be well under three stories. <br />13 6.18 § 1006.OSD (Traffic) states: The site plan shall provide vehicular circulation routes away <br />14 from residential areas and avoid commercial vehicle ingress and egress from local <br />15 residential streets to commercial properry sites. In the site plan review and approval <br />16 process, every reasonable effort must be made to design the site circulation so that <br />17 service vehicles over one ton capacity do not use routes which bring vehicles between a <br />18 building and a residential district boundary. The site plan shall also provide pedestrian <br />19 access routes using walks or paths, including where practical, connections to adjacent <br />20 residential areas. Service vehicles over one ton capaciry which enter or exit the site <br />21 behveen the hours of ten o'clock (10: 00) P.M. and seven o'clock (7: 00) A.M. shall use a <br />22 designated route approved by the ciry. Deliveries andlor delivery truck access, in and on <br />23 the site during the hours of ten o'clock (10: 00) P.M. to seven o'clock (7.•00) A.M., shall be <br />24 limited to single unit, two (2) axle vehicles not in excess of twenry six thousand (26, 000) <br />25 pounds gross weight. The designated route shall keep vehicles at least three hundred feet <br />26 (300) away from any residential district boundary, or be completely screened by a <br />27 building, wall, landscaped berm, fence, or combination thereof from a point fourteen feet <br />28 (14) above the ground at the outside edge of the truck route lane to a point five feet (5) <br />29 above the first floor (main level) of the adjacent residences. <br />30 <br />31 <br />32 <br />33 <br />34 <br />35 6.19 <br />36 <br />37 <br />38 <br />39 <br />40 <br />41 <br />42 <br />43 <br />44 <br />The circulation route was established back in 2002 when Cub Foods and associated <br />site improvements were constructed. The Planning Division has concluded that no <br />additional screening is required due to the change in outlot structure location. <br />§ 1006.OSE. Off-Street Parking: Off-street parking requirements shall be as listed in <br />Section 1018, and in addition: <br />1. Where a riventy four (24) hour use is within three hundred feet (300) of a <br />residential district, that portion of the site within 300 feet shall provide screening <br />of parking and driving areas adjacent to residential areas.
