1 b) The Developer shall furnish the City Engineer satisfactory proof of payment for the <br />2 site grading work and shall submit a certif cate of survey (as- constructed survey) of <br />3 the development to the City after site grading, with street and lot grades <br />4 c) All improvements to the lots and the final grading shall comply with the grading plan <br />s as submitted <br />6 2. Street Improvements. Street improvements include subgrade preparatian, gravel base, <br />7 bituminous surfacing, and concrete curb a�id gutters. <br />8 a) The Developer shall construct Little Oak Road. 190 feet more or less of 24 foot wide <br />9 (face to face) bituminous street with Type S518 curb and gutter, terminating at an 80 <br />to foot diameter cul- de- sac. Parking shall be restricted on the entire street. The typical <br />11 section of pavement for the street shall conform with City specification 700 and <br />12 Mn/DOT specification 2350. (1.5 inches LVVJE35030B/ 2 inches LVNW35030B/ 6 <br />!3 inches of Class 5-100% crushed limestone) <br />14 b) Unusable material within the roadway shall be removed by the Developer. <br />x5 c) All subgrade excavation and filling shali be completed by the Developer in <br />�6 accordance with MNDOT's specifications and the approved site grading and drainage <br />17 plans, The City reserves the right to test as necessary, at the Developer's expense, all <br />I8 grading wozk. A test roll of the street subgrade shall be passed prior to acceptance of <br />19 the subgrade by the City. <br />2� 3. Watermain construction: The Developer shall construct all watermain necessary to serve <br />21 the plat, including individual lot services. <br />22 a) All watermain shall be constructed to meet City specifications and code. <br />23 b) All curb boxes shall be Mueller M 10300 through 1" and H-10836 for 1 1/2" and 2" <br />24 or equal, with foot piece and equipped with stationary rod equal to Mueller No. <br />25 84274, A. Y. McDonald 5671. All boxes shall be adjustable up and down for 6.5' to <br />26 7:5' of cover. If any curb boxes are installed that do not meet City specifications, the <br />27 Develaper shall be responsible to remove and replace them with curb boxes that meet <br />2g City specifications. <br />29 4. Sanitary sewer construction: The Develaper shall construct a11 sanitary sewer pipe <br />3o necessary to serve the plat, including individual lot services. <br />31 a) All sanitary sewer shall be constructed to meet City specifications and code. <br />32 5. Storm sewer construction: The Developer shall construct all storm sewer improvements <br />33 necessary to serve the plat. <br />3a a} Storm sewer facilities shall be installed #o meet City specifications and code. <br />35 b) All facilities shall be installed according the City details and specifications. <br />36 c) Biofiltration areas sha11 be protected from silt during construction. If these areas do <br />37 not function as designed, the Developer shall reconstruct them as directed by the City <br />38 Engineer. <br />39 6. Restoration of Acorn Road: Curb cuts and street cuts shall be reconstructed to match <br />40 existing street typical section. <br />Page 2 of 10 <br />.-� .� <br />
