1 <br />20 April 2007 <br />William Larson <br />2578 Beacon Street <br />Roseville, MN 55113 <br />1�� <br />� <br />RE: Front Yard Setback Permit approval <br />Dear Mr. Larson, <br />"'1 <br />On Thursday, April 19t�', the Roseville Development Review Committee reviewed and <br />recommended approval of a FRONT YARD SETBACK PERMIT to construct an 8-foot by 8- <br />foot covered entryway that will encroach up to 6 feet into the required front yard setback. <br />Comments Regardin� Issues at Hand: A couple of the nearby property owners that received <br />notice of the Setback Permit review hearing contacted Community Development staff to indicate <br />that they had no objections to the approval of the requested setback permit. <br />Development Review Committee Recommendation: The Setback Permit Review Committee <br />found that the proposal does satisfy more than eight of the twelve applicable criteria for <br />approving a Setback Permit as listed in Section 1013.05 of the City Code. The DRC therefore <br />recommended issuance of the Setback Permit, with the additional condition that any gutters <br />installed on the new addition direct rain water into the front yard and not toward the existing <br />structure. <br />Cit_y Planner Decision: I concur with the recommendations of the DRC to issue the Setback <br />Permit and, as allowed for in Section 1013.05 of the City Code, make the DRC recommendations <br />a condition of approval. <br />Because all of the immediate neighbors have not indicated that they would not appeal the <br />approval of the Setback Permit, the Setback Permit will become effective after the (ten-day) <br />appeal period has expired at NOON on Monday, April 30th. If no appeal is received, a building <br />permit may then be issued pursuant to approval of the building plans by the Building Official.
