Attachment D
7 f 5 i 2CI(37
Brian Kempton
2619 Wheeler St. N.
Rosevi(le, MN 55113
651-636-0066
bkemptonCQmail.com
Variance Reauest
Variance Board & Whom it may concern,
I am requesting Variance from the city code for the replacement of a single stall
i6 foot by 22 foot garage, for a two car 2o foot by 32 foot newIy constructed
building on my property at 2619 Wheeler St. N. Roseville, MN 55ii3 .
The lot is slightly pie shaped, and has fairly extreme topography in the backyard
(east side) making it very hard to design and build a structure that will meet my
family's needs.
I am requesting variance for two zoning / Iand use issues resulting from the
shape / size of the lot, and requirements wanted in the new structure.
i. I am requesting variance to exceed the impervious coverage of 30 % on our
land by approximately 37 sf. Lot size is io890 SF per the Engineering
department at city hall, and our proposed impervious coverage would be
3304 SF.
2. I am also requesting variance on the south property line of our proposed
garage to be at the minimum 3 foot side setback, due to the size / shape of
the lot and home. The width dimensions (20'} of the proposed garage are
near the minimum to allow the accommodation of two vehicles.
This proposed structure would help preserve our vehicles & bodies in the winter
months, and add to the neighborhood both aesthetically / property value wise.
Our existing garage needs attention in the slab, gutter, and rafter department ..
My Wife and I do love the neighborhood, community and our home and vill
hopefully be staying for quite a long time.
1" lcerely, ,
f l ,
 Brian. Kempton ;
. .
