construction of the proposed attached garage at 407 North McCarrons Boulevard, subject <br />to the following conditions: <br />a. The size and location of the proposed attached garage must be consistent with the <br />site plan reviewed with this application. It must not encroach more than 8 feet <br />into the required 30-foot setback from the property line adjacent to Cohansey <br />Boulevard nor be closer than 14 feet to the front property line; <br />b. The proposed improvements must not cause the overall impervious coverage to <br />exceed 30% of the lot area; <br />c. If the existing driveway is to be removed, the detached garage must not be used <br />for the storage of daily-use vehicles; and <br />d. The variance shall expire 6 months from the approval date if a building permit is <br />not issued, pursuant to § 1013.03 of the City Code. <br />7.0 SUGGESTED ACTION <br />7.1 ADOPT VARIANCE BOARD RESOLUTION 70 APPROVING VARIANCES to <br />Section 1004 of the City Code to allow the proposed improvements at 407 North <br />McCarrons Boulevard, based on the comments and findings of Section 5 and the <br />conditions of Section 6 of the project report dated October 3, 2007. <br />8.0 NEXT STEPS <br />8.1 The decision of the Variance Board is final unless an appeal is filed.
