construction of the proposed attached garage at 407 North McCarrons Boulevard, subject to the following conditions: a. The size and location of the proposed attached garage must be consistent with the site plan reviewed with this application. It must not encroach more than 8 feet into the required 30-foot setback from the property line adjacent to Cohansey Boulevard nor be closer than 14 feet to the front property line; b. The proposed improvements must not cause the overall impervious coverage to exceed 30% of the lot area; c. If the existing driveway is to be removed, the detached garage must not be used for the storage of daily-use vehicles; and d. The variance shall expire 6 months from the approval date if a building permit is not issued, pursuant to § 1013.03 of the City Code. 7.0 SUGGESTED ACTION 7.1 ADOPT VARIANCE BOARD RESOLUTION 70 APPROVING VARIANCES to Section 1004 of the City Code to allow the proposed improvements at 407 North McCarrons Boulevard, based on the comments and findings of Section 5 and the conditions of Section 6 of the project report dated October 3, 2007. 8.0 NEXT STEPS 8.1 The decision of the Variance Board is final unless an appeal is filed. The appeal period remains open for 10 days from the date of the decision, and an appeal may be made either by the applicant or by another Roseville property owner. 8.2 An appeal must be submitted in writing to the City Manager by NOON on October 15, 2007 for a hearing before the City Council. 8.3 If no appeal is filed, a building permit may then be issued, and Community Development staff will mail the resolution approving the variance to Ramsey County for recording against the subject property.
