-
9-4-07

Christine Mueller, 407 North McCarrons Blvd. requests a variance to city code 1004 for a
residential addition that would encroach on a front setback and increase impervious azea.
There are two unique chazacteristics of the lot.
The property at 407 N. McCarrons has a narrow triangular shape that doesn't allow the
required setback from Cohansey Blvd. If the lot were a rectangle 75 feet deep or a
triangle that wasn't quite so skinny, the proposed addition would fit in the setback.
The house is not parallel with N. McCarrons, so to comply with that setback, the addition
needs to jog 5 feet away from N. McCarrons. (versus being able to line up with the front
ofthe house)
If the house were pazallel with N. McCarrons, the addition could line up with the front of
the house, and comply with all setbacks.
Lot currently has about 3300 SF impervious and as proposed would have 3600 SF.
Prepazed by Matt Collova
General Manager of Brothers Additions — A Division of Collova Builders
tlote I'ls IVlue¢ wi be ir 4+Itii-u d.e +o her b +,e
. Ot 'FE I• VGf GNC 4.rq M¢¢Ttny . 1 a7T l.. o o VG
J
,,ill ae„ +, ,.,.1ee}i9.
