--� <br />I, � , <br />� <br />r, , `,�, � � <br />�', <br />March 25, 2008 <br />Mr. John Rhee <br />1834 Eldridge Ave. W <br />Roseville, MN 55113 <br />Dear Mr. Rhee: <br />^ <br />I have reviewed your request for a setback permit for your property at 1834 Eldridge <br />Ave. to allow for a 5-foot encroachment into the required 10-foot side-yard setback, <br />leaving the proposed addition to your house approximately 5 feet from the side lot line. <br />The Setback Permit was created to allow for properties to be improved and upgraded <br />through reinvestment while maintaining the overall character of the community. The <br />Setback Permit was created in recognition of the fact that since many of Roseville's <br />houses were building in the decades immediately following World War II, they are much <br />smaller than today's houses and hence not useful to modern families. As your house was <br />built in 1994, it does not seem that there is as much of a need to allow for the setback <br />encroachment due to your current house design or size. <br />I also feel that the expansion will give an unusual appearance from the street with 5 feet <br />extending past the existing garage. While I understand your need for more space, I do <br />not find a compelling reason to encroach 5 feet into the setback. By maintaining the <br />required 10-foot setback from the side lot line, you will still be able to add 425 square <br />feet to your existing 1895 square feet and not need a setback permit nor a variance. <br />I am therefore denying your request for the Setback Permit based on the following <br />reasons: <br />1) Incompatibility of the addition with the existing footprint of the house and the <br />neighborhood. <br />2) The age and size of the existing house does not offer a compelling reason for <br />granting the Setback Permit. <br />3) The possibility of other options to add on to your house that would not require a <br />setback permit or a variance. <br />You have the right to appeal my decision in writing to the Variance Board within 10 days <br />of receipt of this notice, or if you prefer to wait longer than 10 days, you can apply for a <br />variance directly with the Variance Board with your same request.
