-� --- <br />While we enjoy our current house and its location in Roseville, the small kitchen as well <br />as the lack of the storage area has been a constant problem: there is no basement and the <br />crawl space is not very functional. As our children have grown, the issue has been more <br />problematic to our family. <br />The possible directions to extend the kitchen are to the west and south sides. The <br />extension to the south (rear) side leaves at least 35 ft for the distance from the proposed <br />structure wall to the property line, which does not raise any issues. The extension to the <br />west causes the setback issue, leaving 5'/z feet for the distance from the proposed <br />structure wall to the property line. <br />We think that the following ten site conditions apply to our setback permit request: <br />•(b) The proposed project creates larger kitchen space where all family members <br />often spend time together. A comfortable kitchen and dining area will not only <br />increase livability, but will serve to build a stronger family relationship. <br />Furthermore, our house does not have a basement. It only has a crawl space. The <br />proposed project will allow for a much-needed easy-access storage area around <br />the kitchen. <br />•(c) The drain tile and sump pump will be installed to guide water away from the <br />house foundation if it rains. <br />•(e) Yes, our proposal retains 75% of the previous surface and 93% of the green <br />lot. <br />•(fl This setback permit is the only request related with the proposed project. <br />•(g) The extended kitchen area will offer much practical use in many aspects of our <br />family's everyday life. <br />•(h) We know where we can find and purchase roofing and siding materials that <br />match exactly with the current color and structure. <br />•(i) We use the same exterior and foundation structure as the neighbor's house. <br />•(j) The proposed project does not place additional vehicles closer to living quarter <br />first floor bedrooms of the neighbor's house. <br />•(k) The proposed plan will ensure that the gutters guide away from our and our <br />neighbor's house. <br />•(1) The integration of the new roof with the existing roof will be designed by a <br />building expert. The design should be safe and look natural and seamless. <br />As I stated earlier, I am willing to accommodate any reasonable neighbor's request so <br />that the project best promotes the neighborhood's overall environment. <br />
