� <br />�� <br />� <br />17 March 2008 <br />Sally and Manuel Gutierrez <br />421 Crescent Lane <br />Roseville, MN 55113 <br />RE: Front Yard Setback Permit approval <br />Dear Mr. and Mrs. Gutierrez, <br />� <br />As you know, on Thursday, March 13`h, the Setback Permit Review Committee (SPRC) <br />reviewed and recommended approval of a FRONT YARD SETBACK PERMIT to build a <br />home addition that will encroach 6 feet into the required front yard setback. <br />The SPRC found that the proposal does satisfy more than eight of the twelve applicable criteria <br />for approving a Setback Permit as listed in Section 1013.05 of the City Code, and therefore <br />recommended approval of the Setback Permit, with the following conditions: <br />1. the existing curb opening for the former driveway accessing Crescent Lane shall be <br />replaced with standard curbing in order to successfully pass the final inspection for the <br />proj ect; <br />2. the privacy fence shall be extended to the front of the proposed addition if a west-facing <br />window is to be installed in the addition south of the existing fence (if a window is not <br />installed in this location, the fence need not be extended); <br />3. the addition shall be built of materials that are similar to and/or consistent with the <br />exterior materials of the principal structure; and <br />4. the Setback Permit approval shall expire 6 months from today's date if the building <br />permit has not been obtained by that time. <br />I concur with the recommendations of the SPRC and I will issue the requested Setback Permit <br />with the above conditions.
