Encroaching six feet into the set-back means the structure would be viewable from <br />the front window of my master bedroom. I do not prefer this, and think it defeats one <br />purpose of the set-back. The Gutierrezes are aware of this concern, and appeared to <br />understand: <br />2. Considering that I would be able to view the structure from my master bedroom, the <br />following is important. They plan to install a window looking west across my property at <br />the southwest corner of the structure. Depending upon where exactly this window is <br />placed, this means someone looking out of that window would have a view into my master <br />bedroom. Now, this view would not be a good view by any means, but as the person who uses <br />that bedroom, I would prefer that there be no possibility whatsoever of ANY view. Of <br />course, there is a view into the master bedroom from the street, but that is 40 to 45 feet <br />away. I believe the planned window could be within 20 feet of my window. Additionally, <br />the proposed addition will contain a new kitchen and a sizeable space for entertaining <br />guests, which means it's plausible to argue that this new room will be the most heavily <br />used space in the house. I am concerned that any potential buyer of my property may <br />notice this drawback. The Gutierrezes are not aware of this concern, as I did not think <br />of this possibility until late last night. <br />I proposed moving the structure back two feet. Sarah did not like the proposal, Manny was <br />silent. It appears that Sarah is primarily concerned about the space in the backyard, and <br />she is particular about her garden located there. Additionally, I do appreciate the fact <br />that they want to increase the square footage of the home. The proposed addition would <br />add 55% to the above ground surface area to the existing home, so it is not insignificant. <br />I would feel more comfortable with a four foot set-back exception, which would add 51% to <br />the above ground surface area. <br />Were the proposed structure not near my master bedroom, I would not have any reservations <br />about their plans. Many people in the neighborhood have added on to the front of their <br />homes, but those have been near the immediate neighbor's garage and have not afforded any <br />possibility of looking into a bedroom. <br />The city or your office is welcome to issue an opinion on my concerns above. I'm unable <br />to attend the public hearing, but trust my statement will be taken into consideration. I <br />would be very happy to work with the Gutierrezes and others to find a workable solution. <br />I'm sure the construction will be of top quality, but the scale and the position of the <br />proposed structure is a concern. <br />Regards, <br />Nate <br />> > > > > > > > <br />
