S. <br />Roseville, MN <br />Satisfaction of Criteria for Approval <br />� <br />The proposed addition of a shed in the backyard will satisfy each of the followinQ <br />criteria: � <br />b. The project improves the livability of the structure. By adding a shed, it will allow us <br />to move equipment and supplies out of the 2 car garage. By removing our lawn, snow <br />and garden material/tools, bicycles, shelving units etc. to the shed, it will free up space in <br />the already cramped gara�e that will not only allow for easier access to automobiles, but <br />will allow us to prepare space for children's equipment (baby is due May gtn) <br />c. The proposed structure improves the terrain or a drainaQe issue. This back corner of <br />our lot is currently, at least in part, not landscaped nor does it have lawn, so the addition <br />of shed over this partially unimproved area on our lot will improve the terrain. <br />e. The existina improvements alona with the proposed improvements retain a minimum <br />of 70% of the previous surface and �reen space of the lot. The lot is 90' X 127' for a <br />total of 11430 square feet. The house footprint is approximately 65' wide by 35' deep for <br />a total footprint of 2275 square feet, or roughly 19.9% of the surface area of the lot. The proposed project improves the aesthetics, covered storaae, or function use of the <br />site. Very clearly, a shed adds to the covered storaQe of the site, satisfying this test. <br />h. The proposed project uses the same exterior structure materials and colors as the <br />principal structure and accessories. The house is brick with siding, the shed would be <br />made of wood with wood sidin�, and the color will fit within the overall color scheme of <br />the entire property. <br />i. The final building mass is consistent with that on conti�uous properties. Our nei�hbor, <br />directly to the east, has a shed in the NW corner of his lot that is of equal or larger size <br />than our 10 X 10 proposed shed. All of the homes in the entire subdivision were built at <br />around the same time (1950's), are substantially similar in size and building mass, and <br />many of them have detached sheds. <br />
