�,.� <br />Reason for Setback request: <br />� <br />Currently there is no formal entry area to the home. The existing door and window of the <br />entry area are huge areas of heat loss and create ice dams over the door. With no entry, <br />persons step directly onto the wood floor in the living room and the closet is 20 feet from <br />the door. The intent is to add an entry with new high level door and window to carry light <br />into the room and will have an in-floor heated tiled entry way where wet shoes can be <br />removed plus a closet. (b) <br />The old area of the entrance roofline (added between 1941 and 1992) will be raised about <br />6" to be level with the main roof-line. The addition will then be at a 90° orientation to <br />main structure at the same pitch as the main structure with new door, fixtures and steps to <br />enhance the overall curb appeal. (g) and (1). The addition is to be 6 ft towards street and 8 <br />ft wide (consistent with width of existing entry area). This use of space will allow more <br />than 70% of the current green space of the lot to remain (e) and creates no other setback <br />or variance (�. <br />The proposed project will use the same colors as the principal structure and accessories <br />will be added to tie the existing color in with the new roof shingles (being replaced at the <br />same time due to hail damage last year). (h) Because the existing structure is vinyl <br />siding, high grade James Hardie plank will be used to match the vinyl as closely as <br />possible in look and color and the James Hardie trim and accessories will be ordered for <br />the front facing windows on the main structure to tie the look together. <br />The final mass of the building will still be consistent with that of the homes around us (i) <br />and will not place more vehicles adjacent to our home or neighboring homes. (j) <br />The gutters on the new roofline will draw water away from the structure and adjacent <br />structures and the improvement of the insulated roof should prevent the dripping and ice- <br />dams over the entryway.
