6.O STAFF RECOMMENDATION <br />6.1 Based on the comments and findings outlined in Section 5 of this report, the Planning <br />Division recommends APPxovA[. of a vAR►AtvcE to the front yard setback requirement <br />established in § 1004.016 (Residential Setbacks) suffcient to allow the proposed 4-foot <br />principal structure expansion at 894 Lovell Avenue, with the following conditions: <br />a. The size and location of the proposed roof addition shall be consistent with the plans <br />reviewed with this application; <br />b. The vAR�ANCE shall expire 6 months of the approval date if a building permit is not <br />issued, pursuant to § l Ol 3.03 of the City Code. <br />i.O SUGGESTED ACTION <br />7.1 ADOPT VARIANCE BOARD RESOLUTION 80 APPROVING A VARIANCE to <br />Section 1004 of the City Code that would allow Mr. Gjelhaug to expand the principal <br />structure, based on the comments and findings of Section 5 and the conditions of Section <br />6 of the project report dated March 5, 2008. <br />H.O NEXT STEPS <br />8.1 The decision of the Variance Board is final unless an appeal is filed.
