Home Improvement Programs available through the HousingResource CenterT"^ - � <br />What programs <br />are available? <br />The Greater Metropolitan Housing � `I(''� <br />Corporation,(GM HC )Housing <br />Resource CenterTM'- NorthMetro has a number of <br />programs to finance your home improvements. <br />Roseville Home <br />Improvement Loan � �/ i� <br />GMHC, HousingResource CenterT"'-NorthMetro <br />administers the Roseville Home Improvement Loan. <br />esidents can borrow up to $20,000 at an interest <br />rate of 4% and terms up to 10 years. Properties <br />must be at least 25 years old and be owner <br />occupied, single family homes or duplexes. <br />Townhouses and condominiums are eligible for <br />interior repairs only. Households must be at or below <br />120% of the Area Median Income. Green Design <br />Incentive: Homeowners may borrow an additional <br />$5,000 to cover the cost of any improvement that <br />includes concepts of Green Design such as: energy <br />effciency, resource effciency (including durability), <br />indoor enviroment quality and water conservation. <br />Eligible improvements must be attached to the <br />house and excludes rain gardens and sprinkler <br />systems. <br />Housing Redesign Program <br />'he Roseville Housing Redesign Program seeks <br />to encourage the use of good design when older <br />homes are reconstructed. The use of a qualified <br />design professional helps to create enduring value <br />and aesthetic appeal both to the homeowner and <br />to the neighborhood. Qualified applicants may be <br />eligible for a grant to cover homeowner's <br />architecUdesigner fees up to $3,000. <br />Housing Information <br />We provide information and referrals on a variety of <br />housing related topics including: First time <br />Homebuyer Education, Home Maintenance and <br />Safety Topics, Deferred Energy Conservation Loan <br />and Mortgage Foreclosure Intervention. <br />MHFA <br />Fix-Up � <br />Fund Loan rj <br />GMHC offers this low interest <br />loan from the Minnesota Housing Finance <br />Agency (MHFA) called the Fix-Up Fund Loan. <br />This loan is for owner-occupied properties <br />that are single family dwellings, duplexes, up <br />to quad homes. Maximum loan amount is <br />$35,000. The low interest rate is fixed for <br />terms up to 20 years. Household gross <br />annual income limit is $93,100. These loans <br />can be used to repair, remodel and improve <br />the energy effciency of your home. <br />MHFA <br />� Rehabilitation <br />� Loan <br />Ramsey County residents <br />can also apply for the <br />MHFA's Rehabilitation Deferred Loan at the <br />HousingResource CenterTM'-NorthMetro. This <br />is a 0% interest loan for up to $15,000 in <br />basic home repairs. It is completely forgiven <br />if the homeowner remains in the home for 20 <br />years after receiving the loan. Household <br />annual gross income must be at or below <br />30% of the Area Median Income. <br />MHFA Rental <br />Rehabilitation <br />Loan <br />Rental property owners may borrow up to <br />$25,000 for a one or two unit property, or <br />$10,000 per unit for larger properties. The <br />maximum loan amount is $100,000. The <br />interest rate is 6%, and the term of the loan <br />is up to 15 years. At the time the property <br />improvements are completed and the units <br />are rented, 75% of the units must be <br />occupied by persons with an income less <br />than 80% of the Area Median Income. <br />Ramsey County <br />���Oeferred loan <br />GMHC, HousingResource <br />CenterTM'-NorthMetro administers <br />the Ramsey County Deferred Loan for owner- <br />occupied single family properties in Suburban <br />Ramsey County. This 0% loan gives <br />homeowners up to $15,000 in basic home <br />repairs. Homes must be at least 15 years old and <br />under the Estimated Market Value limit. The loan <br />is divided into two tiers. Tier 1: Low-Income <br />Homeowners: For Households with a gross <br />annual income that is at or below 50% of the <br />Area Median Income. The loan is forgiven at a <br />rate of 10% per year. The loan is completely <br />forgiven if the home is not sold and title is not <br />transferred for 10 years after receiving the loan. <br />Tier 2: Moderate Income Homeowners: For <br />households with a gross annual income that is <br />between 50% and 80% of the Area Median <br />Income.
