-� <br />r.4►z�_if.y <br />.. <br />This document addresses City Code 1013.05 for setback variance qualifications of the <br />proposed addition at the Ben Nelson residence located at 444 Centennial Dr. Rosevilfe, <br />MN 55113 <br />• The setback of the proposed Addition is three feet or greater from the property <br />line. <br />. Criteria b. the proposed project improves the design or livability of the structure <br />by adding livable square footage to the existing house as well as increasing the <br />size of the garage. <br />• Criteria d. The original reason or need for the setback permit was not created by <br />the current owner. The current owner purchased the house from a previous <br />owner ond has not made any changes that create the need for the setback. <br />• Criterta e. the existing improvements retain about 75% the pervious surface and <br />green space, which falls within ihe minimum of 70� required. <br />• Criteria f. The proposed setback creates no other setback or variance condition. <br />• Criterfa g. the proposed project improves aesthetics, covered storage, and <br />functional use of the site. Garage size is significantly increased, a front porch will <br />be added, new roof, siding, and gutters on the whole structure to match new <br />addition. <br />• Crffer(a h. the existing exterior structure materials and colors will be updated on <br />the existing siructure to accommodate the new addition <br />• Crfferia j. The building and driveway addition will allow a vehicle that does not <br />currently fit in existing garage to park in the new garage. <br />• Criteria k. New roof gutters will guide water away from structure and adjacent <br />structures. <br />• CrHeria l. The roof on the proposed addition is properly proportioned to and <br />integrated with the roof of the existing structure.
