-1 <br />VARIANCE APPLICATION & REVIEW PROCESS <br />Ann Gerold Stibal and Jim Stibal Residence <br />472 Bayview Drive <br />Roseville, MN 55113 <br />Hardships: <br />�.. <br />1) The house is on a small lot which is already less than 30 feet from the lot line, <br />therefore any improvements would require a variance. <br />2) Current deck railing (horizontal strands) were grandfathered in, and don't meet <br />current code. <br />3) Sloping grade doesn't allow for outdoor seating nor / hot tub. <br />4) The only rear exit from the house is an upper level sliding glass door. <br />5) The enlarged deck to include a hot tub for muscular aches due to medical conditions <br />stemming from Jim's 37 years as a welder (arthritis in heals and neck) and Ann's <br />migraines, chronic hip pain, and subluxation of the spine. <br />6) Standard outdoor furniture doesn't allow for safe aisle ways with the current 8 ft. <br />width. <br />
